Lake Village Resort was established to assist Lake Village homeowners who wish to rent their property through a competent and professional rental program. We devote our services exclusively to Lake Village Homeowners interested in offering their property for seasonal rental.

We offer only the finest quality vacation rentals and guarantee the best possible service. Our full time property management staff have extensive backgrounds in the real estate industry, successfully operating vacation rentals in Lake Tahoe for over 25 years. We are devoted to ensuring homeowner and guest satisfaction.

Our integrated
, highly targeted advertising efforts will guarantee the best results possible for the marketing of your income property. Our custom designed promotional materials include a 4-color Vacation Planner/Property brochure to be distributed to all potential vacationers requesting information on Lake Village Rentals. A 4-color rack card for distribution in local visitor centers and various seasonal postcard promotions direct mailed to targeted audiences.


The Lake Village Resort offices are open year-round, seven days a week. Our offices are located right at the Lake Village entry for owners’ and renters’ convenience.

Lake Village Resort rental customers are qualified, and we pre and post inspect each unit upon occupancy. The guest pays the departure cleaning service, not the homeowner.

Homeowners receive monthly statements detailing rent revenues and expenses, there is no monthly service charge.

We are dedicated to Lake Village homeowners and the continual improvement of the community as a whole. We publish a quarterly newsletter offering helpful information regarding the successful ownership and management of your Lake Village home.

THE MANAGEMENT AGREEMENT


You will receive monthly statements of your account, listing rental activity. Several items will automatically be deducted from rent revenues, including management fees, repair and maintenance charges, credit card fees and travel agent commissions. There is no monthly service charge.

The guest pays for departure cleaning not the homeowner. The cleaning fees vary by condominium size.

Important: Please keep your monthly statements. You will need them for tax purposes.

HOW TO RESERVE YOUR UNIT FOR PERSONAL USE

You can indicate when you wish to reserve your home by listing the dates on the management contract. Once completed and returned to the rental office, the information is entered into our computer. This enables our reservationists to take reservations for your home immediately.

In addition to informing us of your personal use on the management contract, you may call the rental office to inquire about rental activity in your home. A homeowner can make a reservation for personal use after checking availability.

While we realize it’s not always possible, we request that you give us one week’s notice to guarantee personal use reservations. This helps to ensure that your home will be ready for your arrival. We have a fax machine for your convenience, (775) 589-6056, or you may email your request to our Reservation Manager info@lakevillageresort.com.

The following are steps that Lake Village Resort uses to guarantee personal use reservations:

1. A homeowner calls the rental office at (775) 589-6065 to determine availability and reserves personal use.

2. While you are on the telephone, a reservation agent makes your reservation by entering your arrival and departure dates into the computer.

3. A homeowner reservation confirmation form is generated by the computer and mailed to you.

4. If you change your plans, you should call the rental office immediately to cancel your personal use. This enables us to try to rent your home.

These methods were designed to prevent double bookings of your home with a guest and homeowner at the same time.

RESERVATIONS/CHECK-IN PROCEDURES
Effective booking of the property requires being there to answer the telephone and knowing how to sell the property. Toll free 800 telephone numbers with trained reservationists ready to make bookings 7 days a week are necessary to successful resort management. We also receive on-line email request via our website www.lakevillageresort.com. Reservationists will screen and qualify potential guests. Using electronic credit capture, reservationists can immediately book and charge the guest’s credit card. A strict policy procedure is in place for booking deposits, receipt of full payment prior to an arrival, loss of deposit payment prior to an arrival, loss of deposit or cancellation handling fees, etc.

The affluent guests we cater to prefer to be greeted by friendly informative front desk personnel, rather than probing in the dark for a key in a lock box at some outside location.

CLEANS FOLLOWING PERSONAL USE

Lake Village Resort always cleans after guest use. As a homeowner you have a choice (1) you may clean or (2) you can have us clean. We offer the homeowner special discounted prices for our housekeeping service. It is necessary that the unit is properly cleaned and set up with the appropriate number of towels, linens, toilet paper, facial tissue, soap and garbage liners prior to a guest’s arrival.

HOW DO I KNOW WHEN MY HOME IS RENTED?

We encourage you call our office on rental activity, as it changes daily. An activity report is sent out with your monthly statement. Since reservations can change daily, the activity report you will be sent is not guaranteed.

EXPECTED OCCUPANCY AND FINANCIAL RETURN

Occupancy and financial return are based on the season and the condition, size and location of the home and restrictions placed on the home by you. An attractively decorated home, which accepts children, two-night stays, and will "rent down" to a lower rate, has a better potential for maximum financial return than one with these items restricted. Also, the less you use your home, the more we can offer to rent it. Occupancy runs very high during Christmas, New Year’s, January, February, March and Memorial Day through the entire summer.

Our goal is to rent all the homes we represent as often as possible. We view our relationship as a partnership – we only make money if you make money. Due to existing variables and homeowner restrictions, it is impossible to provide homeowners with expected income revenue.

TELEPHONES

Your home will automatically receive equal access telephone service provided by AMI or D & D Communications. Guest’s who stay in your home must dial "operator" to make long distance calls. Guests’ credit card or calling card is billed directly.

You will be given a special code to bypass this service during your personal use.

Currently it is possible to call certain long distance prefixes without dialing "1". This means that if these prefixes are called from your home, some long distance phone calls may appear on your bill. We reimburse the phone calls with a faxed or mailed copy of the phone bill.

PERSONAL BELONGINGS AND SPORT EQUIPMENT

Any personal items, including personal towels and linens you wish to leave in the condo should be stored in a locked closet or cabinet whenever you are not occupying the condo. It is our suggestion that you select an out-of-the-way closet or cabinet. (You must leave access to as many closets and cabinets as possible.) Please do not put a lock on your fuse box, since we may need access in case of an emergency.

If you’re storing a boat or skis in your garage, please store them as far to one side as possible. Guests may not use your boat or skis, so we recommend that you remove keys, cover the boat and skis, and secure them. It is not mandatory that your garage be rented with the unit, but it is a popular request with guests.

GUEST INFORMATION ABOUT YOUR HOME

During the reservation process, guests are given a rental agreement to sign. We try to give them an overview of all the important aspects about the condo.

MINIMUM FURNISHINGS REQUIRED

The furnishings that are required will be discussed at the time the property is reviewed. You may add additional furniture, accessories and kitchen utensils if you desire. Homes cannot be rented until they are completely furnished as well as have patio furniture. Our housekeeping department provides your home with linens, towels and the initial setup of soap, facial and toilet tissue, and trash liners for guest use.

Accessories are very important for the finishing touch to your home. Items requested by guests include: as much lighting as possible, two or three phones, clothes hooks in the bathrooms, two televisions, VCR, stereo, hangers, etc.

PREVENTATIVE MAINTENANCE WARRANTIES, SERVICE CONTRACTS

Please remember your home is a rental unit. Wear and tear will occur. To help maintain your home, we strongly recommend the following:

• Place bumpers on inside garage walls.
• Place attractive luggage racks in all bedroom closets.
• Place clean and attractive doormats at all entrances.
• Place bar/counter wall bumpers
• Select one closet (out of the way) to place all your personal belongings in and lock it!
• Leave an easy to understand and nicely typed instruction sheet in plastic (we can do this for you) for your guests to read. Such as: how to adjust the thermostat, light switches, television, stereo, VCR, how to adjust vertical blinds, etc., (anything that could break by accident), lock doors, sliders, secure all windows, and close garage, etc.
• Do not decorate your home with white colors, Indian cotton, or hemp fabrics. These fabrics cannot be easily cleaned.
• Place arm covers on chairs, love seat and couches to protect them from wear.
• If your unit is listed as a "smoking unit" please provide large glass ashtrays.
• A maintenance program for your heating system and fireplace is highly recommended.

If your home has appliances under warranty, which are serviced by outside vendors, please provide us with a copy of the contract.

ABOUT REPAIR AND MAINTENANCE

Throughout the year, Lake Village Resort will perform or schedule repairs and maintenance required in your home. This protects your investment and enables us to rent your home as much as the market demands.

We try to secure the best prices while receiving quality work from the many vendors we use.

When Lake Village Resort performs services utilizing in-house staff, parts and labor are charges based on a one-hour minimum fee.

Minimum furnishings are all the items we require you to have in your home. During the season, some items may need to be replaced or repaired.

Required work that costs $200 or less is performed without your authorization. In the case of emergencies, additional amounts may need to be spent.

INSPECTION PROCEDURES TO PROTECT YOUR HOME

The following is a scenario of the procedures Lake Village Resort performs every time a guest checks out of your home:

A Lake Village Resort representative performs a lock-down of your home.

Lock-down procedures include securing your home, adjusting the thermostat, removing trash and inspecting possible damages.

Lock-downs are also performed after homeowner use. This includes your friends, relatives and business partners.

Inspections will be performed following service calls of persons to whom you have authorized a key release. This includes real estate agents who may escort one or more persons through your home. If your home requires cleaning as a result, Lake Village Resort will clean and charge your account.

THE MAXIMUM AND MINIMUM RENTAL RATE FOR YOUR HOME

The rental size is determined by the number of full beds. Any bedroom that does not have a closet, a bed, a chest of drawers and a door closing off the room is not considered a bedroom. For example, a home with one regular bed and one hide-a-bed will rent maximum size at the one bedroom rate.

Based on years of experience, we have found that a home that will "rent down" to a smaller size will receive a higher overall return in revenue. Homes are sometimes "rented down" to appease a guest. This is done at the manager’s discretion.


SALES PROMOTION USE

For promotional purposes (travel agents, writers, celebrities, advertising vendors, airline executives, etc.), we may use your home for a guest on a complimentary basis for up to five nights per year. This is done on a last minute, space available basis so as not to affect your income, and we pay for the cleaning etc.

BI-ANNUAL MAINTENANCE REQUIRED

Lake Village Resort requires a bi-annual maintenance and deep cleaning of your home. This is to ready your home for the new season. You can decide if you want us to schedule and coordinate the work, or if you prefer to perform the required tasks. If you decide to complete the work, we will schedule an inspection of your home.

The following is a list of items which we require to be performed in your home bi-annually. Depending on the use, the décor and the age of your home, some of these items may require cleaning several times during the year. To maintain your home to enable us to rent it, we can bill you for this work or you can complete the following:

1. Floors cleaned
• carpet and area rugs
• tile

2. Furniture cleaned

3. Glass cleaned
• decorative mirrors
• skylights
• atrium windows
• chandeliers
• outside light fixtures

4. Cleaned window coverings
(verticals, drapes, shutters, blinds and shades).

5. Home’s exterior cleaned:
• patio/courtyard tile
• patio furniture
• oil spots in garage/driveway

6. Re grouting (if needed):
• showers
• tubs
• counter tops

7. Change and clean all air filters.

8. Professionally cleaned:
• blankets, mattress pads, pillows, bed spreads
• comforters, pillow shams, bed skirts
• pot holders, napkins, place mats

9. Clean and/or replace doormats at entry ways.

10. Touch-up painting where needed.

IS YOUR HOME FOR SALE

We ask homeowners to notify us, in writing, thirty days prior to listing their homes for sale. We will not book reservations more than 60 days out if the property is for sale. Also, we do not allow homes to be shown when a guest is staying in a home. Lock boxes are not permitted. Your real estate agent should pick up a key from our office after calling to determine availability.

HOW TO JOIN LAKE VILLAGES RENTAL PROGRAM

We welcome the opportunity to represent you. Contact our Property Management Department, (775) 589-6065 to schedule a time that is convenient for us to inspect your home. Please provide us with a key. Your presence is not required. We will contact you upon completion of the inspection process.

Sign and return the Management Agreement, and include your future bookings.

Provide us with a master key and garage door opener.

Upon completion of these steps, we will add your home to the rental program. Our housekeeping department will clean and set up your home. We provide sheets, towels, and the initial set up of paper products in your home for guest use.
